3 STEPS TO CONFIRM YOU’RE READY

PRE-APPROVED
Pre-approval takes all your financial information into account, including a full credit report, to give you a clear measure of the mortgage amount you can afford. Getting pre-approval from a lender can save you grief of finding your dream house, only to find you don’t make the cut financially. Pre-approval also puts you in position to make a quick and serious offer when you do find the right house.

BUYER BROKERAGE AGREEMENT
Today’s consumers have more access to listings and advanced search tools. Still, more buyers are deciding to sign a Buyer Brokerage Agreement. Why? Because GA Law requires buyer agency before clients can be fully represented. Representation includes researching info, providing advice, suggesting approved special stipulations, negotiating the best terms and price, and looking out for the buyer’s best interests every step of the way.

HOMEWORK
Take time to study the listings that interest you. Drive by. Check out the neighborhoods. Ask around. What is single most important feature of your new home? What do you want to avoid? What are the must haves? Narrowing down to a specific area of town allows you to focus on what’s truly important to where you live. Remember, location is the one thing you can’t change later. Are schools most important? What about your commute to work? Proximity to friends or family?

What’s wrong with the national portals?

Zillow & Realtor.com sell your contact info to agents and 3rd party services. The national sites do not get a direct feed from the local MLS and have to rely on brokers to send them updated property details and price reductions, many of which are slow to update or worse, don’t update at all.
